One of the most distinctive gas stations in California is now up for sale, and it’s located in a prime spot that offers more than just fuel. The Carmel Highlands General Store is nestled next to Highway 1, where an estimated 40,000 vehicles pass by daily. This makes it one of the most recognizable gas stations in the state, known for its Spanish-style architecture and scenic location.

The property, which includes a convenience store, a gallery space, and a beautifully maintained garden, was originally built in 1937 as an extension of the neighboring Carmel Highlands Inn Hotel. Today, it spans roughly 3,000 square feet and serves as a gateway to the Monterey Peninsula and Big Sur. The store has been in the same family for over four decades, with the current owners recently deciding to put it on the market for $6 million.

The general store carries local wines, cheese, coffee, and other regional products, making it a unique stop for travelers. It also features a small gallery space that adds to the charm of the location. The property's current owners are not necessarily looking for a buyer but rather someone who will act as a steward of the land, preserving its character and history.

Patrick Stafford, a commercial real estate agent with Mahoney & Associates, explained that the search for the right buyer has been selective. He noted that while many in the fuel and convenience store business express interest, they may not be the ideal fit for this particular property. Instead, potential buyers who appreciate the historical significance of the site and are interested in maintaining its legacy are more likely to be considered.

Stafford mentioned that several locals, as well as buyers from New York, Palm Desert, and Hawaii, have shown interest in the property. Part of the allure may be the annual transformation of the space into "Casa Ferrari" during Monterey Car Week. This event turns the store into a temporary showcase for Ferrari's latest models and vintage cars, with the gift shop transformed into an Italian villa and the garden turned into a place serving authentic Italian treats.

The property also offers over 250 feet of frontage along Highway 1, making it an attractive option for those looking to capitalize on its high visibility. In addition to its scenic location, the store is just down the road from Point Lobos State Reserve and about five miles south of Ocean Avenue in the heart of Carmel.

Potential buyers are also drawn to the property due to its proximity to famous neighbors. Actor Brad Pitt recently purchased the D.L. James House, located just across the street, which could add to the property's appeal. Stafford believes that someone with an appreciation for the area's charm and value would recognize the potential of the Carmel Highlands General Store.

The current owners have expressed a desire to see the property remain a unique destination rather than become a typical chain store like a 7-Eleven. As the search for the right buyer continues, the property remains a symbol of the rich history and natural beauty of the Central Coast.
