The Hype Around Waffle House in San Antonio
San Antonio residents have a wide array of breakfast options to choose from, but many still feel something is missing. A particular spot that some consider the "golden child" of breakfast destinations has been the subject of much speculation recently. Social media users have been buzzing with claims about a famous diner making its way to the city, leading to excitement among locals who were eager for what could be Waffle House's first location in South-Central Texas.
Despite the enthusiasm, leasing agents are now clarifying the situation. Posts on platforms like Facebook and Reddit showed a site plan that appeared to resemble an official document from Fulcrum Development, a real estate company based in San Antonio. The plan displayed a commercial property at Potranco Road and State Highway 211, near the Redbird Ridge Apartment complex. It also listed confirmed tenants such as Chick-fil-A and Andy's Frozen Custard, which are either already open or under construction at the site.
One detail stood out in the site plan—something that seemed too good to be true. A labeled 2.7-acre plot was marked with the iconic black-and-yellow Waffle House logo. This sparked mixed reactions from local residents. Kyser Montalvo, a San Antonio native, commented, “A waffle house?! I'll believe it when I see it.” Another user, Vanessa Kairuz, added, “Waffle House? Don't play with my emotions like that.”
Speculation about the chain’s rumored “first location” in San Antonio continued to grow on Reddit, drawing dozens of replies. While Waffle House operates in 25 states, including cities like Fort Worth, Grand Prairie, and Austin, it has yet to establish a presence in San Antonio despite years of local demand. However, in recent months, the idea of a Waffle House in the city became a topic of conversation.
Eric Lundblad, principal at Endura Advisory Group, told DISCOVER TREND that the Waffle House logo was digitally added to an image of the real site plan. Some versions of the altered photo included the names of Endura or Fulcrum Development, but those details were fake, he said. All other businesses in the image appear to be accurate. The pad is still available for a tenant to lease, and the firm hopes to find a sit-down or quick-service restaurant to take over the space, Lundblad said.
Some agents even asked him this week if a deal had been made with Waffle House, showing how far the rumors had spread. He confirmed that he had not had a conversation with the company.
However, another agent handling tenants for the site, Marcus Shaffer of Fulcrum Development, told DISCOVER TREND that their firm had spoken with Waffle House recently. “I've actually called Waffle House in the last 30 days and they said they didn't have San Antonio on their immediate radar,” Shaffer said before calling Lundblad to confirm whether a deal had been made on his end. “It didn't appear, as of maybe two or three weeks ago, that they were active in San Antonio.”
Like many locals, Shaffer doesn’t know why the diner isn’t eyeing a location in the city. Fulcrum had even considered the diner for an addition to another project near the University of Texas at San Antonio, he said. Fulcrum has brought several well-known eateries to the city in the past, including Fogo De Chão’s Loop 1604 and I-10 location, P. Terry's, and Freddy's Frozen Custard.
Meanwhile, Endura has secured tenants such as Slim Chickens and Burger Boy for the Potranco Road and Highway 211 property. So, will the beloved 24-hour diner ever make its way to San Antonio?
“You never know,” Lundblad said.
