Major Renovation Plan for AutoZone Park

Downtown Memphis' AutoZone Park is undergoing a significant transformation with a $55 million renovation plan. This ambitious project, which has been outlined in recent city documents, aims to bring the stadium up to Major League Baseball standards and ensure its continued use as a key community asset.

The City of Memphis and Florida-based real estate development firm Vieste LLC have agreed on a multi-phased renovation. According to the documents, the total capital cost of the renovation is estimated at $55 million. Vieste is acting as the project manager, overseeing the various stages of the project.

Phases of the Renovation

The first phase of the renovation focuses on bringing AutoZone Park up to the new player development league regulations. Most of these improvements have already been completed, with the exception of a "batting tunnel project." This phase is crucial for ensuring that the stadium meets the requirements set by the player development league.

The second and third phases are centered around modernizing AutoZone Park and securing its long-term future for the Memphis Redbirds, the Triple-A affiliate of the St. Louis Cardinals. The Redbirds have expressed their appreciation for the ongoing dialogue with the City regarding the necessary upgrades. They remain committed to working collaboratively to ensure the team's continued presence in Memphis and to return the stadium to a "best in class" status.

Future Vision for AutoZone Park

During the second phase, plans for the new "AutoZone Park of the Future" will be developed. This initiative aims to offer alternative concepts that enhance both the game experience and diversify event days to maximize activation. Additionally, the second phase could involve a public-private partnership for stadium upgrades and improvements to nearby mixed-use developments.

One of the most notable mixed-use projects is The Walk development along Union Avenue, which is currently stalled. The potential involvement of a public-private partnership could help move this project forward and contribute to the overall revitalization of the area.

Funding and Development Efforts

City officials have stated that they are actively working with Diamond Baseball Holdings, City Finance, and bond counsel to develop a comprehensive funding plan. This analysis is still underway and will be included in a detailed report expected by the end of the year. In the meantime, the City has already begun addressing life safety and deferred maintenance needs at the park.

In August 2024, Vieste and the City of Memphis entered into a professional services agreement for improvements at AutoZone Park. A July 2024 letter between Michael Comparato of Vieste LLC and Memphis-based architecture firm LRK outlined details on a two-phase renovation for improvements at AutoZone Park. These improvements include field lighting upgrades, a batting cage, and safety net compliance, according to city documents.

Additional Projects

Vieste LLC is also involved in the Liberty Park project, which broke ground in Midtown in May 2025. This development is part of the broader effort to revitalize different areas of Memphis and improve the quality of life for residents.
